Approved Inspector ProcessThe legislation which governs the duties and activities of Approved Inspectors is contained in the Building Act 1984 as amended, the Building Regulations 2000 as amended and the Building (Approved Inspectors etc) Regulations 2000. The legislation permits Approved Inspectors to offer a private sector alternative to local authority building control provided that certain procedural requirements have been met. The flow chart below shows the procedures which operate when using an Approved Inspector. The left column shows the steps applicable to the person carrying out the work (the client) and the right column indicates the duties and responsibilities of the Approved Inspector. Joint actions are indicated in the centre column.
